Centro Paterna
Paterna is a municipality within the metropolitan area of Valencia and does not have an official administrative division into districts. This structure is the result of its historical urban development, shaped by the gradual consolidation of distinct population centres with their own identities. As a result, Paterna’s territorial organisation is defined by clearly differentiated areas with specific residential and urban functions, which is essential for understanding both its layout and its property market.
The municipality is made up of several established population centres. Cruz de Gracia includes areas such as Bobalar, Casas Verdes and Santa Gemma. La Cañada comprises La Cañada, El Plantío, Montecañada and La Vallesa and is known for its residential character and natural surroundings. La Coma includes Mas del Rosari and reflects more recent urban development. Lloma Llarga corresponds to Valterna, an expansion area closely linked to its proximity to Valencia.
The main urban core of Paterna includes the town centre and neighbourhoods such as Alborgí, Campamento and Santa Rita, where services, retail and public facilities are concentrated. Terramelar complements this structure as a well-defined residential area connected to neighbouring municipalities. This organisation by population centres rather than districts allows for a more precise understanding of each area, which is particularly relevant when assessing the mid-to-upper and premium real estate segments.
