The average price of free housing is up 3.2% year-on-year in the third quarter, up to 1,589 euros

After 26 quarters of year-on-year falls, initiated at the end of 2008, this figure represents the fourteenth consecutive quarter of nominal price increases.

The average price of free housing rose by 3.2% year-on-year in the third quarter of 2018, reaching 1,589.5 euros per square meter, according to a statistic on the value of housing appraised by the Ministry of Finance Promotion.

According to the report, the price of free housing has experienced a quarterly variation of 0.1%. After 26 quarters of year-on-year drops, started at the end of 2008, this figure represents the 14th consecutive quarter of a nominal rise in prices.

In real terms, that is, by discounting inflation, the price of free housing has increased by 1% compared to last year.

By autonomous communities, it has been shown that eleven of them have had year-on-year growth, highlighting Madrid, La Rioja, the Balearic Islands, Catalonia, the Canary Islands and Andalusia.

On the opposite side, seven of them have seen falls year-on-year, being the most remarkable Cantabria, Galicia, Basque Country and Asturias.

THE PRICE OF THE FREE HOUSING OF UNTIL FIVE FIVE YEARS AGAINS 2%

The average value of the square meter of free housing up to five years old stood at 1,829.9 euros in the third quarter of 2018, which represents a year-on-year growth of 1.7%.

With regard to free housing more than five years old, the price reached 1,582.1 euros per square meter, which represents an increase of 3.3% year-on-year.

For municipalities with more than 25,000 inhabitants, the highest prices of free housing are presented in San Sebastián, where the square meter reached 3,356.1 euros; Sant Cugat del Vallès, 3,328.4 euros per square meter; Ibiza, 3,318.3 euros per square meter and Barcelona, ​​3,300,1 euros per square meter.

They are followed by these Santa Eulalia del Río localities, where the average price was 3,188.5 euros per square meter; Pozuelo de Alarcón, 3,053.1 euros per square meter; and Getxo, 2,928.5 euros per square meter.

In relation to housing protected in Spain, the average price stood at 1,127.3 euros per square meter in the third quarter of the year, which represents a 0.2% year-on-year fall. With regard to the last quarter of 2017, the fall is 0.3%.

Regarding real estate appraisals, the number of those used to calculate housing prices was in the third quarter of 2018 of 115,605.
